Buying a house south out a real estate agent

Up here in Canada the real estate board has been promoting using a realtor in house buying. I get a chuckle out of this one.

Our realtors here aren't to caring about disclosures if it would hurt the sale. Here they would advertise it as " FREE CLUB MEMBERSHIP".

I think most realtors are crooks any way. I didn't use one when buying my house because a lot of times prices are higher with them involved so that they can get their commission....the higher the price of the home, the higher their cut

first of all,your statement that most realators are crooked is not true.in fact they can not be licensed if they have a criminal record.your second statement
that prices are often higher when a realtor is envolved is true.this is because they are working for the seller and it Is their job to get the highest possible
price for the seller.buyers often are confused by what this relationship means.
if a buyer wants their best interest to be represented they should hire an independent realator to negotiate the best possible deal for them.

realators are required by law to disclose any adverse material fact that they have knowledge of.if the seller fails to disclose something they know then
they can be held liable thru cival action.it is the buyers responability to pay
for a professional inspection to determine if there are defects that could affect their decision to buy.

You got it pretty much right Bob, same deal in Canada. I sold my house in the fall of 2014 with a realtors, husband wife and son team. Sold in 4 days, 4 offers and slightly over full asking price. The sellers declaration that my realtor went through with me was very intensive and far from crooks these guys earned their commission.
Funny how threads go though, I only posted the video cause I got a kick out of the commercial.

I am glad to hear that all realtors are honest folk and would never consider bending the law to their own favor. Makes me sleep better at night. Thanks for the correction.

Funny commercial.

Realtors in Washington have to go through an extensive background check , significant schooling on a regular basis and carry a lot of liability. They are also bound by a code of ethics as outlined by Bob/Landman.

The industry is highly regulated with a lot of checks and balances through the mortgage companies , title companies , and of course the Real Estate companies & State Board.

Not too many crooked ones anymore.

Interesting thing about the disclosure. Just had a bit on the news about a couple buying a house in foreclosure from a bank. Turns out that in Texas, a realtor has to give the buyer disclosures, but when you buy a house in foreclosure from a bank, they're not required to.
